Aberdare Estates
Gurnee, Illinois
A forty-eight (48) acre development with sixty-four (64) half-acre single-family lots. Swanson Development Group maximized value for the project by orienting approximately a quarter of the lots towards the adjacent Bittersweet Golf Course and another quarter of the lots towards preserved open space. Swanson Development Group sold improved (roads and utilities) lots after a fourteen (14) month process. Aberdare Estates hosted the 1996 Home Builders Association Parade of Homes and four (4) homes were featured in a national publication.

Arbor Ridge
Lake Forest, Illinois
A sixty (60) acre development of half-acre luxury single-family home lots. Swanson Development Group successfully entitled the property and sold improved (roads and utilities) lots in a ten (10) month process. As part of the development process, Swanson Development Group dedicated land to the City for a new fire station. 

Biltmore Subdivision
Lake Forest, Illinois
A fourteen (14) acre development that allowed for development of eight (8) single-family lots. However, Swanson Development Group recognized a demand in the market for larger homes and successfully negotiated with the City for six (6) lots that allowed larger square footage homes. Swanson Development Group sold the improved (roads and utilities) lots after a nine (9) month process. 

Emerald Ridge
Lindenhurst, Illinois
A fifty-eight (58) acre development with thirty-four (34) single-family lots. Swanson Development Group successfully entitled the property by working with the Lake County Forest Preserve and Army Corps of Engineers and sold improved (roads and utilities) in a twelve (12) month process. Swanson Development Group also zoned a three-and-a-half (3½) acre parcel for commercial uses and constructed a two-story, twenty thousand (20,000) square foot office building on the site. Two (2) acres of land were dedicated to the Lake County Forest Preserve and two (2) homes were featured in a national publication.

Everett Farm
Lake Forest, Illinois
A fifty-one (51) acre development that the Lake Forest Open Land Association actually brought to Swanson Development Group. Originally planned for twelve (12) single-family lots, Swanson Development Group worked closely with the Lake Forest Open Land Association and Lake County Forest Preserve to successfully secure approvals for twenty-two (22) single-family lots while preserving seventy-percent (70%) of the site for conservation. All the homes were designed by Swanson+Donahue Architects and the property was sold improved (roads and utilities).

Evergreen Subdivision
Lake Forest, Illinois
A ninety (90) acre development of 1½-acre luxury single-family home lots. Swanson Development Group successfully entitled the property by working with the Lake County Forest Preserve and Army Corps of Engineers and sold improved (roads and utilities) lots in an eight (8) month process. 

Forest View
Wadsworth, Illinois
A thirty-eight (38) acres property consisting of twenty-four (24) acre lots with luxury custom residences. With forest preserve on three (3) sides of the property, Swanson Development Group planned roads and utilities to minimize any tree disturbance. This was done to respect the community’s steadfast commitment to preserve its rural character and charm. Entry to the development is re-forested with native hardwoods to reclaim a woodland character and environmentally-responsible planning is the cornerstone of the development philosophy. Architecture is controlled through strict design guidelines to embrace traditional styles of enduring character and ensure a truly cohesive community.

Laurel Avenue Condominiums
Lake Forest, Illinois
A two (2) acre infill development in downtown Lake Forest. Swanson Development Group worked for six (6) months to design and entitle two (2) three-story buildings each with eighteen (18) luxury units. Swanson Development Group followed-up with construction of the buildings and presold more than twenty-five-percent (25%) of the units before construction began.

Mettawa Woods
Mettawa, Illinois
A forty (40) acre development for twelve (12) luxury 1½-acre single-family lots. After the previous developer walked-away from the project after eight (8) months, Swanson Development Group successfully entitled the property by working with the Mettawa Open Lands and Army Corps of Engineers and sold improved (roads and utilities) lots in a fourteen (14) month process. Sixty-percent (60%) of the site was preserved as open space.

Windridge Subdivision
Lake Forest, Illinois
A fifty-four (54) acre development for thirty (30) luxury 1½-acre single-family lots. Swanson Development Group successfully entitled the property by working with the Lake County Forest Preserve and Army Corps of Engineers and sold improved (roads and utilities) lots in an eight (8) month process.
